× ABSTRACT FACTORS AFFECTING THE TRUST AND COMMITMENT IN SUPPLIER RELATIONSHIP ON PROPERTIES COMPANY IN THE SURAKARTA MUNICIPALITY Febrian Dwi Prasojo F.0206059 The purpose of this study was to find empirical evidence of factors that influence on trust and commitment of firms in a relationship with suppliers of raw materials (cement) in the property industry in the region of Surakarta municipality. Forms of research used is descriptive and verification. Descriptive study conducted to obtain an accurate description or picture of the facts relating to a property company in Surakarta Municipality. Verification of research conducted to generate scientific information through hypothesis testing. The method used was survey research, where the survey will be conducted on property firms located in Surakarta Municipality using a questionnaire to obtain research data will then be processed to get the results if the variable adaptation; relationship termination costs, shared values, communication; opportunistic behavior ; satisfaction; cooperation; reputation significantly influence trust and commitment in supplier relationships on a property company in Surakarta Municipality. In this study, the sample was as many as 33 property companies. Results from this study found that variable adaptation; relationship termination costs, shared values, communication; opportunistic behavior; satisfaction; cooperation; reputation by simultan have an significantly effect on to trust and commitment. However, only partial adaptation variables, shared values and reputation that influences the trusts, while only a shared values, communication and reputation that influences the commitment.
