ABSTRAK
Tujuan penelitian yaitu menemukan, menganalisis, dan mendeskripsikan (1) Persebaran harga tanah (2) Pengaruh variabel jarak bidang tanah ke pusat kegiatan (CBD), jarak bidang tanah ke jalur transportasi umum, kelas jalan, penggunaan tanah dan status tanah terhadap harga tanah di Kelurahan Winongo Kecamatan Manguharjo Kota Madiun tahun 2014.
Metode penelitian yang digunakan adalah metode survey dengan jenis penelitian kuantitatif. Variabel dalam penelitian ini adalah jarak bidang tanah ke pusat kegiatan (X1), jarak bidang tanah ke jalur transportasi umum (X2), kelas jalan (X3), penggunaan tanah (X4), dan status tanah (X5).  Unit analisis yang digunakan yaitu bidang tanah.Populasi dalam penelitian ini adalah bidang tanah yang terdapat di Kelurahan Winongo Kecamatan Manguharjo Kota Madiun.Sampel yang digunakan dalam penelitian ini adalah bidang tanah yang dipilih sesuai dengan teknik pengambilan sampel bidang tanah menurut metoda Von Thunen.Teknik analisis yang digunakan yaitu dengan wawancara untuk mengetahui persebaran harga tanah dan perhitungan statistik regresi linier berganda untuk mengetahui faktor-faktor yang mempengaruhi harga tanah.
Berdasarkan hasil penelitian dapat disimpulkan (1) Harga tanah di Kelurahan Winongo Kecamatan Manguharjo Kota Madiun rata-rata masuk dalam kelas harga tanah sedang yaitu antara dengan harga Rp. 400.000/m2- Rp. 700.000/m2.(2) Harga tanah di Kelurahan Winongo dipengaruhi oleh jarak bidang tanah ke pusat kegiatan (CBD) dengan nilai t hitung sebesar -2.503 dan nilai signifikansi sebesar 0.017. nilai p-value variabel Jarak bidang tanah ke CBD mempunyai nilai < 0,05. Jarak bidang tanah ke jalur transportasi umum dengan nilai t hitung sebesar -2.697 dan nilai signifikansi sebesar 0.011.nilai p-value variabel Jarak bidang tanah ke transportasi umum mempunyai nilai < 0,05. Kelas jalan dengan nilai t hitung sebesar -6159, 1.675, dan 5.749 dan nilai signifikansi masing-masing sebesar 0.000, 0.103, dan 0.000.

ABSTRACT
The research objective was to find, analyze, and describe (1) Distribution of land prices (2) The influnce of the land distance variables the distance to the center of activity plot, distance plot to public transport lines,  the class path,   and the land status to the land price in the sub district Winongo Manguharjo District of Madiun 2014.
The method used is a survey method with quantitative research. The variable in this study is the distance to the center of activity plot (X1), distance plot to public transport lines (X2), the class path (X4), land use (X4), and the land status (X5). The unit of analysis is the field of land. The population in this study is that there are areas of land in the SUB District Winongo Manguharjo District of Madiun. The sample used in this study were selected parcels of land in accordance with the sampling technique plot according to the method of Von Thünen. The analysis technique used is the interview to determine the distribution of land and multiple linear regression statistical calculations to determine the factors that influence the price of land.
Based on the results of this study concluded (1) it can be seen that the price of land in the Sub District Winongo District of Manguharjo Madiun Winongo average enroll in classes that land prices are between Rp. 400,000 / m2- Rp. 700,000 / m2. (2) The price of land in the District Winongo parcels affected by the distance to the center of activity (CBD) with a t value of -2503 and significance value of 0.017. p-value variable distance plot to the CBD have value <0.05. Distance plot to public transport links with the t value of -2697 and significance value of 0.011. p-value variable distance public transport to the ground plane has a value of <0.05. Class road with a t value of -6159, 1675, and 5749 and the value of the significance of each of 0000, 0103, and 0000.
