ABSTRAK
Pada pelaksanaan sebuah proyek konstruksi dibatasi biaya, mutu dan waktu. Keberhasilan suatu proyek menuntut adanya pelaksanaan manajemen secara baik. Pengendalian yang baik dapat mengurangi resiko terjadinya keterlambatan dan pembengkakan biaya proyek. Untuk meningkatkan efektifitas dalam pengawasan dan pengendalian proyek maka digunakan metode konsep nilai hasil. Konsep nilai hasil merupakan suatu metode yang mampu menghitung besarnya biaya yang menurut anggaran sesuai dengan pekerjaan yang telah di selesaikan atau di laksanakan, Selain berfungsi untuk pengendalian proyek, metode Konsep Nilai Hasil juga dapat di kembangkan untuk membuat perkiraan sementara untuk mengetahui apakah dana sisa proyek masih mencukupi atau tidak, berapa besar perkiraan biaya untuk menyelesaikan proyek maupun berapa besar proyeksi keterlambatan pada akhir proyek.
Metode yang digunakan dalam penelitian ini adalah deskripstif kuantitatif dengan durasi pekerjaan selama 5 bulan. Data yang diperlukan adalah Rencana Anggaran Biaya, Kurva S, Laporan Mingguan. Untuk mengolah data tersebut digunakan metode konsep nilai hasil dilakukan dengan menggunakan Primavera Project Planner P6. Dengan menginputkan data yang terkait untuk analisis, maka program ini akan melakukan kalkulasi secara otomatis sesuai dengan rumus – rumus kalkulasi yang telah dibuat oleh program ini. Sehingga perhitungan konsep nilai hasil akan lebih cepat dan akurat.
Hasil analisis data yang dilakukan pada Proyek Pembangunan Hotel In Yogyakarta menunjukan bahwa besarnya biaya pelaksanaan hingga bulan ke V adalah Rp 2,571,580,362.99 dari total biaya perencanaan Rp 5,397,609,109, dan sisa biaya penyelesaian Rp 2.826.028.747. Prakiraan biaya akhir proyek adalah Rp 5,351,619,021.16 sedangkan perhitungan hasil sisa anggaran Rp 45.989,983.92, dan perkiraan waktu akhir poyek adalah 259 hari mundur 14 hari dari rencana.

On the implementation of a construction project is limited cost, quality and time. The success of a project requires the implementation of good management. Good control can reduce the risk of project delays and cost overruns. To increase the effectiveness of the supervision and control of the project used the concept of the value of the method. The concept of the value of the result is a method that is able to calculate the costs according to the budget in accordance with the work that has been completed or implemented, in addition to work for project control, the method concept of value results can also be developed to make provisional estimates to determine whether the rest of the project funding is sufficient or not, how much the estimated cost to complete the project and how much projection delay at the end of the project.
The method used in this research is quantitative descriptive with the duration of work for 5 months. The data required is the Budget Plan, curve S, Weekly Report. To process the data used method return value concepts done using Primavera Project Planner P6. With the input data related to the analysis, then the program will perform automatic calculations according to these calculations have been made by this program. So that the calculation of the value concept would result more quickly and accurately.
The results of the data analysis performed on Hotel Development Project In Yogyakarta showed that the cost of implementation and the moon to V is $ 2,571,580,362.99 of the total cost of planning Rp 5,397,609,109, and the rest of the settlement costs Rp 2,826,028,747. Forecast final cost of the project is $ 5,351,619,021.16 while the calculation results of the remaining budget of Rp 45.989,983.92, and the estimated end time is 259 days retreat project 14 days of the plan.
